Coal Mountain's 140-Acre Mixed-Use Town Center and Social Hub on Track to Commence Construction Soon

After six years of planning and extensive discussions, the ambitious vision of Coal Mountain, a sprawling nearly 140-acre town center, is on the verge of becoming a reality. This landmark development promises to extend Atlanta's thriving growth further north, toward the picturesque North Georgia Mountains.

The national homebuilder, Toll Brothers, has secured Forsyth County's approval to construct the Coal Mountain Town Center. Located approximately seven miles northeast of downtown Cumming, just west of Ga. Highway 400 and Lake Lanier, and a mere 50 miles from downtown Atlanta, this upcoming venture pays homage to the unincorporated Coal Mountain community, which has a rich history dating back to the 1830s, despite lacking any actual coal deposits.

Designed by Nelson Worldwide, the project aims to seamlessly blend retail outlets, office spaces, and various other facilities. Its strategic positioning near Ga. Highway 400, a nearby Walmart, and the renowned North Georgia Premium Outlets mall (which attracts approximately 6 million shoppers annually) adds to its appeal and convenience, as per the developers.

Toll Brothers officials recently revealed their plans to commence construction on Coal Mountain Town Center in the upcoming autumn season. They anticipate delivering an array of townhomes and single-family homes by mid-2025. The primary objective behind this endeavor is to create a vibrant community in north Forsyth County, similar to what Halcyon brought to the county's affluent and rapidly expanding southern fringes, albeit with a design that is influenced by the area's rich agricultural heritage.

This ambitious project will include a meticulously planned social hub, prioritizing ample greenspace and pedestrian-friendly connections, all while providing adequate parking facilities. A remarkable total of over 700 housing units are planned for the area. Toll Brothers officials say that the current breakdown of Coal Mountain comprises 222 single-family homes, 219 townhomes, 300 apartments, 20,200 square feet of office space, and a retail area spanning over 70,000 square feet. Additionally, reports suggest the inclusion of a 15,000-square-foot brewery in this vibrant mix.

In December, Forsyth County Commissioners unanimously approved the plans for Coal Mountain Town Center, setting the stage for Toll Brothers to commence work on this transformative development. Given the substantial scale of the project, county officials even established a new zoning district called the Coal Mountain Town Center Overlay to accommodate its magnitude.
